Mountain View's West Cairo isn't one market but three: the Northern Expansions of October, home to iCity October (500 feddan, phase one complete since July 2023) and Chillout Park (216 feddan of ready-to-move 'relaxation living'); the Green Belt and New Zayed frontier, with Kingsway — the developer's biggest project ever at 715 feddan around Egypt's first residential Polo Country Club — and Jirian, a 1,600-feddan city rising on a new 240-metre-wide Nile branch co-developed with Palm Hills.

Then there is the delivered legacy: MV4's 184 fully finished villas with Pyramids views, the American-style October Park (723 units around Crystal Lake), and the boutique Giza Plateau just 18 km from downtown Cairo. Entry points run from EGP 4.9M resale in iCity October to Kingsway mansions — at around EGP 58,000/sqm, West Cairo still undercuts its eastern twin.

Start with timing, not budget. Need keys within months? Chillout Park sells immediate-delivery units finished to your choice (15% + 15% after 3 months), MV4 has been handing over fully finished villas since 2023, and October Park and Giza Plateau are fully operating communities where resale means moving straight in. Comfortable waiting until 2028-2029? That unlocks Kingsway (first deliveries Q4 2028) and Jirian (2029, fully finished with smart home systems).

Then be honest about budget. Under EGP 10M: iCity October resale from 4.9M, Chillout resale from 7.2M and Jirian apartments from 7.76-8.24M are the realistic doors. Between 10M and 20M: iCity developer apartments (9.89M, 1.5% down, up to 12 years), October Park resale from 10.66M, Kingsway villas from 16.6M, MV4 resale from 16.32M and Giza Plateau resale from 16.4M. Above that sit Chillout standalone villas from 21.69M and MV4 developer villas at 23.28M.

One investor's note: developer-resale gaps tell each project's story. Kingsway launched at 7.9M and now sells at 16.6M with resale at 9.68M still catching up; iCity October's wide gap (9.89M vs 4.9M) means plentiful old-contract supply. A wide gap is an end-user's opportunity — and a short-term flipper's warning.
