Project overview
When Mountain View unveiled Plage in June 2024 with a declared EGP 90 billion in investments, it wasn't just launching another village — it was staking the priciest ground on the western coast: roughly 900 feddans (Nawy logs it precisely at 894) at KM 120 on the Alexandria–Marsa Matrouh road, 3 minutes from Hacienda Bay and 8 from Marassi. That makes Plage the developer's largest coastal project by area, and its third in sequence after Ras El Hekma and LVLS — but in a spot years more mature than either.
So far the project splits into two sharply different experiences: The Wave, a villas-only sector on 65 feddans in Greek styling with its own private beach and the first release at launch; and The Greek, a 264-feddan mixed-use quarter built around the project's icon — The Lighthouse community hub for events and workshops — plus a tourist boulevard of boutique hotels, restaurants and shops. Between them run a private sea frontage past 1,000 metres and 12–14 feddans of crystal swim lagoons giving most units a water view.
July 2026 agent tables put the 107 sqm two-bedroom chalet at EGP 12M — launch offers once started near 8.8M before successive rises — the 125 sqm three-bedroom at 13.5M, penthouses of 155–175 sqm from 15M, beach houses between 17M (roof) and 20M (garden), and townhouses from 24M. On Nawy, no developer units are currently listed and resale opens at EGP 35M for villa and sea-facing categories — clear evidence of heavy speculation on the upper tiers.
Plage's real trump card is the payment structure: a 2% contract down payment — the lowest among the coast's major projects — followed by 2.25% at 3 months and 5% at 8 months, with the balance spread up to 10 years and booking opened by an EGP 100k deposit for chalets, penthouses and beach houses. Units arrive fully finished with air conditioning about 4.5 years from contract, putting current bookings on a roughly 2029 horizon — minimal-liquidity early entry into a project launched under the signatures of founder Amr Soliman and co-CEO Wael Ezz.
